Can I market my property for sale while it is rented out?
If your property is rented out, it may not be offered for sale at the same time. The reason for this is simple: suppose that your property gets sold but the tenant refuses to vacate. You are then unable to transfer the property to the buying party, who can then declare you in default. A private sale of a rented property is possible, but often results in a much lower sales price.

Is the rental amount increased annually?
If your tenant rents your property for more than 12 months, the rental amount is increased yearly on July 1st.

How can I prevent the tenant from using the premises improperly?
To prevent the improper use of your property, you can provide the tenant with an instruction folder containing practical information, such as operating instructions (in English) and information on the intended use of the home.

How can I arrange for payment of electricity and other utilities?
If you are renting out your property semi-furnished or unfurnished, all bills for gas, water, electricity, TV and Internet will be in the tenant's name. If the property is being rented out fully furnished, the utility bills will be in your name. In that case, you will receive an additional amount from the tenant for this purpose.

How does the Stoit Groep find appropriate tenants?
People who wish to rent through the Stoit Groep need to submit proof of identity. They are also required to prove they have enough financial means to pay the monthly rental amount. To ensure this, they must submit an employment contract. If there are any doubts, we carry out a credit check and request references from previous landlords.

Do I need to inform my mortgage lender that my property is being rented out temporarily?
This information is included in your contract with your lender, most likely under a clause on renting out the property.
